Terms and Conditions

These Terms and Conditions govern the short-term rental of Chalet Le Boletus. By making a reservation, the Guest fully accepts these Terms.


1. Parties
This agreement is concluded between the Owner/Host and the Guest making the reservation. The Guest is responsible for all persons staying in the apartment.

2. Purpose of the Rental
  • The apartment is rented exclusively for short-term holiday accommodation.
  • It may not be used as a primary residence, for professional activities, or for any commercial purpose.
  • The number of occupants must not exceed the number agreed at booking.
Any breach of this clause may result in immediate termination of the stay without refund.

3. Booking, Payment, and Deposit
  • A booking is considered binding once confirmed in writing and payment is received.
  • The Owner/Host reserves the right to request a security deposit.
  • The deposit may be partially or fully retained to cover damages, missing items, excessive cleaning, or breach of these Terms.
  • Utilities are included for normal residential use only. Excessive consumption may be charged separately.

4. Check-in and Check-out
  • Check-in: from the agreed arrival time
  • Check-out: no later than the agreed departure time
Failure to vacate the apartment on time may result in:
  • additional charges
  • compensation for loss of subsequent bookings

5. Cancellation and No-Show
  • By signing the contract, the client accepts the cancellation conditions.
  • Unless otherwise agreed in writing, all payments are non-refundable in case of cancellation or no-show.
The Owner/Host may cancel the booking in case of force majeure or if the Guest violates these Terms. In such cases, the Owner’s liability is limited to refunding amounts already paid.

6. House Rules and Conduct
  • Guests must comply with Swiss quiet hours (generally 10:00 PM – 7:00 AM).
  • Parties, events, and disturbances are strictly prohibited.
  • Smoking and pets are not permitted unless expressly authorized in writing.
  • Illegal activities are strictly forbidden.
Violation of house rules may result in immediate eviction without refund.

7. Damage, Loss, and Liability
  • The Guest is fully responsible for any damage caused to the apartment, furniture, or equipment.
  • Damage must be reported immediately to Host.
  • The Owner may charge repair or replacement costs at market value.
The Owner accepts no liability for:
  • accidents or injuries
  • loss, theft, or damage to personal belongings
  • interruptions caused by events beyond the Owner’s control

8. Cleaning and Condition of the Apartment
  • The apartment must be returned in reasonable condition, taking normal use into account.
  • Additional cleaning, waste removal, or repairs due to improper use may be deducted from the deposit or invoiced separately.

9. Access and Right of Entry
The Owner/Host or an authorized person may enter the apartment:
  • in case of emergency
  • to prevent damage
  • for necessary maintenance, with reasonable notice whenever possible

10. Governing Law and Jurisdiction
  • These Terms are governed exclusively by Swiss law.
  • Any dispute shall be subject to the courts at the location of the apartment, unless mandatory law provides otherwise.

11. Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall remain fully effective.

12. Acceptance
By confirming the booking, the Guest confirms that they have read, understood, and accepted these Terms and Conditions.
